When we do a residential inspection we check as much as is both accessible and possible. We do a WDO inspection and that includes termites and carpenter ants. We look for moisture intrusion and possible biological growth. We check the gutters, the roof, the foundation, the walkways and decks.
These are more involved and are more detailed in how long they take to complete. You will be asked for very specific information about the property and will be responsible for access to the property and the seller of the property so that certain questions can be answered. These inspections are scheduled out a couple of weeks so that proper preparations can be made for the inspection and for safety as needed.
When you are looking to do renovation work or demolition work on a house built before 1990 you should test for asbestos in certain materials in the property. These materials left undisturbed would be fine but when you begin to break them up they release fibers in the air that can be dangerous.
We also call these Move In Ready inspections. These inspections are meant to make sure that you can sell the property without issue and get the most value for your property.
While we will not call something mold just by looking at it, we will suggest testing to make sure that the possible biological growth is not a dangerous growth and can be remediated easily.
11 Month Warranty Inspections
These inspections are done with builders that offer a 12 month warranty for your new house. No these are not inspections to make your builder look bad but to make a punch list of the things that need addressed within the first 12 months of your ownership of the property.
